Dubai, booming State of UAE

Golden sunshine, traditional souqs, hot deserts, turquoise beaches and mystic oases; ultra modern cities, skyscrapers, chic shopping malls, and manmade islands - welcome to Dubai - the cosmopolitan heart of the modern Middle East.

The United Arab Emirates (UAE) consists of seven Emirates’ and Dubai is the most popular destination of them all. It is situated on the southern shore of the Persian Gulf on the Arabian Peninsula. Dubai is the second largest Emirate after Abu Dhabi and is usually recognised as the ‘Pearl of the Persian Gulf’.

Dubai’s population is estimated at 1.5 million, a huge difference from 183,200 in 1975. Dubai is one of the most multicultural cities in the world with the expatriate community covering most of the population, with less than 10% of the total being national Emiratis.

The city boasts remarkable skyscrapers, such as the world’s current tallest building, the Burj Dubai, and is also in the process of developing one of the most technologically advanced buildings in the world – The Pad. This is based on the idea of an iPod; this residential tower is set to be embedded with the latest gadgets that will have the power to change interior design and window views to almost anything imaginable.

Covering an area of 35 sq km with a population of 997,000, Modern Dubai has become the most popular city of the Gulf region. Geographically Dubai is actually two towns (Deira and Bur Dubai) merged into one and is divided by Dubai Creek (Khor Dubai). Deira lies to the north and Bur Dubai to the south. Both districts are rich in traditional architecture represented by lively souqs.

Nakheel real estate developer unveils plans for The Palm, Deira
The largest and the last of Dubai's inspiring palm-shaped islands, The Palm, Deira will house 8000 villas apart from a number of amenities such as, shopping malls, sports facilities, clubs, public services and other luxury amenities, making it one of the world's most coveted residential properties, thus closing the final chapter of the world's eighth wonder -The Palm.
 

Announcing details, Sultan bin Sulayem, Executive Chairman, Nakheel, stated that the launch of The Palm, Deira was an instant reaction to the instructions of HH General Sheikh Mohammad Bin Rashid Al Maktoum, Dubai's Crown Prince and UAE Defence Minister, who recently ordered the quick implementation of a new Palm Island project in Dubai due to the previous demand from national, GCC and international investors.

"We have continued to be inundated with requests from investors all over the world, and in response, a new palm island - similar in shape and concept to those currently being constructed in Jumeirah and Jebel Ali - will be built on the Deira Corniche, in downtown Dubai. The Palm, Deira will be the largest of Dubai's palm-shaped islands and as the previous two Palms, will offer, unique residential area, with thousands of prestigious villas and townhouses residences located on 41 fronds of the island,"

Sulayem added that the size of The Palm, Deira, an impressive area of 80 sq. kms, is roughly equivalent to that of Greater London and even bigger than Paris and Manhattan, which encompasses 34 boroughs.

Approximately 1 billion cubic metres of rock and sand quarried in the UAE will be used to build the land mass of the island which will feature a trunk, a crown with 41 fronds, and a surrounding crescent that acts as a break water.
The Palm, Deira will measure 14 kilometres in length from the land to the tip of the crescent, and 8.5 kilometres in width from crescent to crescent. The Fronds will vary in length with a distance of between 840 and 400 metres of sea between each frond.

The crescent will run for 21 kilometres and on completion, will be the largest in the world. The Palm, Deira will be built in waters that are 6 metres deep, reaching down to 22 metres below sea level.

The Palm, Deira will house approximately 8000 villas which will be classified into three distinct styles, comprising of Premier Villas, Grand Villas and Vista Town Homes. Owners will also be able to choose from a range of architectural themes at a later stage. Complementing the villas, the island will feature private and public beaches and marinas, shopping and dining outlets, and several facilities for leisure, rest and recreation."

Sultan Bin Sulayem said that all three styles of villas will be two stories with immediate beach access and the private pools. The plots of land will be slightly larger than the previous Palms, creating more landscape area.

"The Palm, Deira is a stylised evolution of the vision that originally inspired The Palm, and the phenomenal response that the Jumeirah and Jebel Ali projects have gained is a clear indicator to the future sale of these villas," he stated.
He also confirmed that just like with The Palm, Jumeirah and The Palm, Jebel Ali, residences on The Palm, Deira would be open to purchase by all individuals of every nationality on a freehold basis.

At approximately half an hour's drive from Dubai International Airport, The Palm, Deira is at a distance of 6 kilometres from The World project and is designed to add an extra 400 kilometres of shoreline to Dubai.
